Hi all, I've posted here before asking how rental income is taxed which has been very helpful. Now I'm looking to get a more accurate idea of what I can reasonably expect after taxes considering our household income, state we live in, house we are trying to afford...etc. I also wanna preface by saying I may be asking what might be dumb questions, but this is all new to me since I was not involved in my current house purchase so I literally have no idea how any of this works or if its even responsible.
Goal:
Buy a new home in a better school district for our daughter, but keep the current home and rent it out. Use the rental income to pay new mortgage, which will be higher.
My main questions are:
Data points to consider:
Current house is in Gardena, CA which is part of Los Angeles. Current house mortgage is $1600/mo (minus property tax) with about $260,000 left on loan. Current house is 4bd 2ba 1650sqft, nicely kept. Can potentially rent it out for $3,800 - $4,200/mo I think? Looking to move to Brea, CA which is northern OC. Potential new house price around $1,100,000 or ideally less than that. New house specs would be 4bd 3ba 2200sqft - 2500sqft Married, combined income of about $380,000. 1 toddler. Wife and I ideally would like new mortgage to be around $4,000 including property tax and insurance...etc. and AFTER we factor in the net rental income we can use towards this mortgage after taxes. From my probably incorrect math and using Zillow's stupid calculators, a $1,150,000 home with $250,000 down will have a monthly mortgage of around $6,200/mo including property tax and insurance. If we can net $2,200 from renting our current home, that brings us right around the $4,000/mo range.
If we rent out our house for $3,900/mo and our mortgage is $1,600, we get around $2,250 that we can use towards the new house mortgage but that doesn't sound right because I know that I gotta pay taxes on that $2,250. So what is the actual net I can expect to have each month?
Basically, our idea is to put around $250,000 towards down payment of new home and rent out our current one and use the additional income to pay towards the mortgage.

Hi everyone,
I just wanted to provide some clarity on the ASE (Automated Speed Enforcement) program and add some context to their data because Transportation Services is not providing any.
First, some back story: I live on Parkside Drive so I have taken an interest in the ASE program (for obvious reasons). When the speed camera on Parkside was installed, neighbours started to notice that the speed camera flash would not always go off and that the camera seemed to be inactive for long stretches of the day. There's a "Watch Your Speed" sign right beside the speed camera so there was no mistaking the speeds these cars were travelling. A couple months or so later, a friend mentioned to me that the speed cameras are in fact not active all the time so I thought I would look into it.
I mentioned to ASE that I had heard the cameras are not active all the time, and asked if that is the case. ASE's response was: "The ASE systems are operational for all 24 hours of the day."
That seemed to contradict what I had heard and what residents had observed, so I asked why the camera flash does not always go off. ASE's response: "Although the ASE cameras are operational for all 24 hours of the day, the operating schedule is randomized and the times change on a regular basis in order to have the greatest impact on changing driver behaviour."
I found that response particularly odd because clearly the greatest impact on changing driver behaviour would be having the cameras active 24/7. I mentioned this to them and pushed some more until ASE admitted: "The devices are turned off for part of the day in order to help us manage the number of infractions received and we're able to process as many tickets as we can."
So in other words, the sheer number of speeding drivers on Toronto's streets would overwhelm the ASE system so they have to shut the speed cameras down for periods at a time in order to manage. I decided to do some more digging into the ASE data and found some very strange anomalies. Here is the month over month tickets issued for:
St. Clair Ave. W. Near Crang Ave.
13 - 8 - 21 - 14 - 15 - 438 - 5
O'Connor Dr. West of Lankin Blvd.
1978 - 901 - 2112 - 1929 - 186 - 127
Dunmurray Blvd. Near Groomsport Cres.

And, of course, Parkside Dr. South of Algonquin Ave.

These are just a few that jumped out at me. There are more. This brings with it questions such as: How many hours of the day are the cameras actually operational? Are all the cameras on the same operating schedule (clearly not the case)? Is the speed threshold the same for all streets with matching speed limits? I wasn't looking for the specific schedule or the exact speed threshold, but rather asking broad questions to add some context to the ASE data. ASE would not answer any of those questions, but I pushed enough for them to admit: "It is important to note that the number of tickets issued is not an indication on how effective the program is operating." Interesting how they don't state this fact when they publish their numbers. What use is this ASE data without any background or context attached to it?
What's more likely: After averaging 2,600 tickets per month over the previous 6 months, 50% of drivers woke up one day and decided, in unison, to finally adjust their driving behaviour on Parkside on month #7? Or that the Parkside speed camera was reduced to 50% of its previous operating schedule (which was not 24/7 to begin with) and/or the speed threshold was loosened? The ASE data is skewed by changes to the operating schedules and/or speed thresholds, and yet is being presented in a way that makes it seem like the speed cameras are more effective than they actually are.
This skewed data is being used to fool us. For example, my Councillor (Gord Perks) has been pointing to the recent dip in Parkside's results as proof that the speed camera is working (after it failed to do so for 6 straight months). That's not right. We all deserve to know the full truth so we can make our own judgements about Toronto's streets. For all we know, the speed cameras may very well be operational for only 6 hours of the day, which would equate to approximately 100,000 infractions or $10 million in fines EACH MONTH if they could operate 24/7. Scary thought. Point is we don't know because they won't tell us anything. We all deserve to know.

I'm hitting my head against a wall for a day now trying to figure out the proper way to set this up.I have a Hetzner Root Server running proxmox 7.3.3 with a current total of 4 IPv4 addresses and a /64 IPv6 Subnet. I'm pretty new to IPv6, so please bear with me if this is something obvious.
What I did was set up bridged mode for IPv4 and this works just fine. What doesn't properly work is IPv6 connectivity. I'm at the point that my VMs can access the Internet using IPv6 (traceroute and ping6 to v6 Hosts works) and I can connect via SSH using the IPv6 address. For my LXC this does not work. They are available via v4, but v6 is not externally reachable.
When trying to set up a LXC with only v6 to test something (since v4 IPs are expensive) I end up with no connectivity at all.

Trying with a higher max-ttl doesn't change the outcome.
For LXC I added the desired IPv6 address and gateway via the Interface just like within the VM. So fixed address with a /80 subnet and same gateway.
I guess there is something obvious here I missed, I read so many different posts and docs I'm not sure anymore what I should try next to get this running.
I'm also aware this is not entirely proxmox specific but more down to understanding how IPv6 works, but since it is partially working my guess is that it's somewhat related to my proxmox config as well.

If I want to buy a condo that is 800k in Toronto, realistically how much money do I need for downpayment? My understanding was 20%, but the mortgage calculator said 6.75%, and quick Google search said minimum downpayment is 5% for homes less than 500k? Is this accurate or is this some special case?
For example this one: https://www.realtor.ca/real-estate/25224281/2011-2045-lake-shore-blvd-w-toronto-mimico (not actually what I want, but just as an example).
Also, how much is maintenance fee usually? This one is more than $2000 monthly, and other properties listed are between $500-1000. I feel like that’s a lot?
For current home owners, are there any other major fees I should be aware of?
I’ve lived abroad for the past decade and I feel like Toronto housing market changed a lot. I’ve never owned a home in Toronto and I don’t know what to expect and I don’t know if I can afford to move back.
