2023.02.03 06:11 Ok_Opportunity2693 How to understand your gas bill

Your price per marginal unit of gas is probably about ($1.46968 + the number from this link, converted to dollars) x 1.07. If you want your gas bill to go down then either use fewer units of gas or hope that the numbers on that link go down.
Full explanation
Two quick definitions:
Your gas bill has three parts:
By law, the SoCalGas has to pass on the procurement price directly to you. They can't charge more (or less). This price depends on the market price of gas in Southern California and adjusts every month. SoCalGas posts their price to purchase one "therm" here: These numbers are listed on your bill, where it says "SoCalGas' gas commodity cost per therm for your billing period".
The cost for SoCalGas to deliver gas to your house is roughly constant. You get a baseline number of therms delivered at a discounted rate, and after that the delivery of every additional therm is charged at full rate. I think price adjusts every year. These numbers (at least on my bill, I assume it's the same for everyone) are $0.90256 per therm for my baseline allotment and $1.35367 per therm above my baseline allotment.
The other fees are quite small compared to the other two sections. I think these fees adjust every year.
I always go over my baseline allotment, so at the margin all that I care about is the non-discounted delivery price of $1.35367/therm. Fees add on another $0.11601/therm. Then there's the procurement price (call it P). My city charges a 7% tax on top of all of this. The total price per therm that I pay is T = ($1.46968 + P) x 1.07.

2023.02.03 06:10 minebookme How To Find Estate Sales?

How To Find Estate Sales?
Estate sales are often quite large sales or events that families arrange to get a substantial portion of their belongings after a bereavement or before a transfer and that’s why people need to understand how to find estate sales. Household goods may be purchased at a bargain during these sales. To take part, though, you first need to locate an estate sale. Fortunately, there are several methods to search for estate sales, both online and offline.
In this article, we will discuss some of the questions and answers regarding how to find estate sales and other facts like the definition of an estate sale, local estate sales, and estate sales baton rouge.

What’s An Estate Sale And How To Find Estate Sales Near You

Definition Of An Estate Sale

A family’s or estate’s possessions can be sold during an estate sale, often known as a tag sale in some regions of the nation. These often go well beyond garage and yard sales. They are utilized by people who need to sell possessions because of downsizing, relocation, separation, bankruptcy, or bereavement. The general public is welcomed into the house and has the chance to buy any items that are priced for sale. Sometimes there are things in the house that aren’t up for sale either the family has elected to retain them or the new owners have included them in the deal to purchase the property. Everything is sold at estate auctions rather than having a price placed on it.
Let’s look at some info about how to find estate sales including estate sales baton rouge.

Ways To Find Real Estate Sales

Below are the ways to find real estate sales including estate sales baton rouge.

Community Bulletin Boards

Community notice boards are still an effective method to promote an estate sale company or event. When you go to the grocery store, library, laundry, or any other well-known local estate sales, seek a bulletin board in a prominent place run.

Local Newspaper Classified Ads

Numerous neighborhood newspapers continue to reduce their print version while expanding more cost-effective online offerings. Weekly or daily newspapers continue to play a significant role in small towns’ social fabric. The majority of these regional newspapers also have an online presence as well that promotes local estate sales.

Street Signs For Estate Sales

It’s like going on a treasure quest to look for estate sale signboards. Explore your area in the early hours of Friday and seek vibrant banners or posters that advertise sales of any estate sale company. It’s similar to putting “estate sales near me now” into Google, except that your automobile is Google in this case. Just adhere to the guidelines and arrows on the sign once you discover it. Soon you’ll come upon a house filled with interesting items and furniture. Another way to put it is that a good estate sale is considerably more fascinating than a yard sale or a garage sale.

Connections For Estate Sale Liquidators

Make friends with a few nearby estate liquidators to obtain the inside scoop on estate sales. Find out what kinds of things they like to handle and add your email address to their list. Share your own Wish List if you have a specific set of products in mind. You’ll not only receive updates on impending sales from the estate liquidators, but you’ll also gain useful negotiation experience. The National Estate Sales Association also provides consumers with estate sale advice.

Findings From Search

Popular search engines are an excellent place to start for finding estate sales, but you’ll need to go beyond the box. Try the following five search terms:

  • [Name of City] Estate Sales
  • Whole House Sale
  • Estate Sales Near Me This Weekend
  • Everything Must Go Sale
  • Estate Sales in [Name of City]

Resources For Online Estate Sales and are two nationwide online estate sales databases that provide details about future sales. Both enjoy a wide audience over the majority of the U.s. By choosing a city/town or zip code, you may narrow down your search. Enroll in email alerts while you’re on the website. You will then be notified each weekend about online estate sales taking place nearby.

The Marketing Initiatives Of The Estate Sale Company

Estate liquidators must go on with both sides of the business in order to keep the firm expanding. To begin with, they require a constant flow of consumers to pay for the always-shifting flood of furniture and valuables. Businesses frequently send email notices of sales, post advertisements on social media, and deliver direct mail. Keep an eye out for advertising from estate sale firms.

FAQs Related To Estate Sales

How Does An Estate Sale Work?

Estate sales can be conducted in a variety of ways. If you’re interested in something, you often pick it up and take it with you until you’re ready to check out because items are labeled with their selling prices. You can have an item marked sold if it is too big to transport. Some businesses may take bids if you don’t want to pay the listed amount. The risk is that before the sale ends when bids are typically opened, someone else could be prepared to pay the listed amount.
The majority of businesses follow the First Come, First Served rule for queuing up and entering the sale. At this point, a queue starts to develop outside the house where the sale is going to take place. Long lines might form before the sale even begins. Most individuals are aware of how to operate this system. There will always be individuals who believe they are deserving of the front row, but this is untrue. Now you know the definition of an estate sale.

How Much Does The Average Estate Sale Make And Are Estate Sales Worth It?

The estate-selling business is commission-based. When things are sold, money is made. Regardless of the contents of the transaction, some businesses charge a fixed fee (although they reserve the right to reject a purchase they deem “too little”). Some contracts specify a sliding scale, and the commission is based on gross earnings. The commission will most likely be decided by the business once they have had an opportunity to assess the estate. To ensure that the sale will pay their costs regardless of the turnout, the contract could include a minimum.
The typical sale generates more than $18,000, based on a previous industry survey, however, total income varies from sale to sale and area to region. Just remember that this is an average. While some sales might generate more money than others, many of them might not even come close. There are several factors that influence sale income.
Estate sales are only worthwhile when you fully understand how they operate. You don’t have to take the stuff out of the house, which is one of the key advantages of an estate sale. Professional estate sellers take care of the sale procedure and bargain with potential purchasers on your behalf. However, there are no standards in the estate sale business. Therefore, many complications might arise. It’s now up to you how you handle things.

What Sells Best At Estate Sales?

At estate sales, antique furniture sells best. Antique furniture and collectibles move quickly on the first day of an estate sale.

Bottom Line

A well-liked weekend shopping destination is estate sales. Furniture from the mid-20th century, fine art, antiques, and glassware are popular purchases. On sale days, sellers and customers will be in a feeding frenzy as they look for excellent deals on furniture and collectibles. Therefore, understanding how to find estate sales is crucial. I hope now you have a clear understanding of how to find estate sales.

2023.02.03 06:07 tinymovingpart222023 AITA for drinking a THC drink at a family event in full view of all relatives present?

For context: THC beverages and edibles are fully legal in my state as long as they meet certain strength limits, though smokable marijuana is not. They are also close to entirely unregulated aside from only being legal to sell people 21+, you could literally sell them at a concession stand a high school sports game or at a lemonade stand style setup in front of a daycare center if you wanted to as long as you abided by the rules about them. They're sold in places like grocery stores, gas stations, record stores, movie theaters, ice cream shops...
Anyway a couple months ago I (32F) was at a family meetup a bit before Christmas organized primarily by my grandmother who is in her 90s and rented out a backroom at a barestaurant. There were many people at this event who came in from pretty far across the country who I am not particularly fond of for reasons involving politics and general parents also came in from out of state. Since they would go by my place in the city before the suburb it was based in I asked them to pick me up and they said sure, so they picked me up and I arrived around 11AM.
Since I wasn't driving I figured I could drink whatever, so I had a rum and coke about as soon as I got there. But I got nervous later...and realized I should probably chill out. So once the effects of the alcohol subsided...I noticed the bar area of the venue was selling THC sodas. Remember they are legal to sell basically anywhere in this state and yes many restaurants do, although they're usually only sold via can and not by the drink. Well anyway I figured I should chill out, so I bought a root beer one and went back to the reception room and opened it up and started drinking.
A lot of relatives started staring at me I noticed when I went through the room (even though many others besides me were drinking alcohol.) My cousin's adorable daughter who is quite fond of me also came up to me and told me she drew me a picture of their cat and I was telling her how cute it was as I took it from her while my cousin looked at me weird holding the can labeled "THC" in my hand. And yes there was a lot of other small children there. I finished it and thus by the end of it I was a bit high, it was still kicking in, but I felt more relaxed.
Well my parents drove me back and were like "Uh how could you be drinking that thing there?" I told them it's legal in this state and was told by my mom "that's not the point", and how there were so many children there and I said people were also drinking alcohol which isn't legal for children but "that's different."
Well my parents are coming in next month and are begging me to not drink any such of drink at the event and are still up on it. Was I an asshole?

2023.02.03 06:07 ChocolatePocket0 Need advice. New homeowner and complete beginner on irrigation systems

I’m currently researching on getting some quotes for a irrigation installed. However, my knowledge on them are minimum to none.
My whole property is about 12,000 Sq Ft. (House is about 2,000 Sq Ft, and a corner lot). I recently went to a new home construction site and spoke with some irrigation guys there and received a quote from a independent (Non-licensed) contractor of 8K-9K to install a irrigation system. He said it would be about 13–14 Zones for my property, with the water lines being 2”inches down.
He stated since he would be doing this work on his own and not with the company, this is a steal of a price.
My City requires a Lawn Sprinkler Permit with a back flow prevention devise installed by a license irrigator in the State. However, the irrigation guy said he’s done these installation without doing the whole permit process, and the irrigation is a basic/cheap system installed in all the new build homes.
-Is this good pricing? How deep do the irrigation lines have to be?
-I would like to have a way to completely isolate the water to the irrigation during a freeze, what’s the best way?
-Is it bad to bypass the required local back flow device?

2023.02.03 06:03 OpenImagination9 OMG everything is sooo expensive lately

I was telling my friends that we’re having to make tough choices. Our kid won’t be able to participate in the immersion Japanese courses at School of the Woods if caviar prices don’t drop soon.
We’ve had to keep our Tesla for more than a year and I can’t deal with the gas prices! Do you know how hard it was for my hubby to have to say no to his buddies when they wanted to go shoot lions in Africa this year?
I’m so embarrassed … I haven’t had a decent whale sperm facial in two weeks! The other kids make fun of my son because he wears a polo more than once now!
We had to skip the second bottle of Dom at the last date night at MAD - I’m so angry!

2023.02.03 05:54 MsOctober Recommended Rental Realtors? Looking for a small single family home TO RENT on the west shore.

Hi Harrisburg! Hoping somebody on this sub can make a recommendation for a good realtor or other resources for finding single family rentals.
Husband and I + 50 lb lab are looking for a single family house to rent. We currently live in an 2 bd 1100 sf apartment on the west shore, and pay about $1350 in rent. Our lease is up at the end of May.
Not ready to buy yet. Main motivation for the SFH is to try and get a fenced in yard (or really any yard). Our dog is a bit anti-social and can't go to dog parks because of it but she's always so happy for the off-lease opportunities she gets at our parents' in the rurals. We obviously walk her but it's not the same. My landlord also doesn't pick up pet waste regularly, so every walk is becoming a bit of a minefield. I've also been enjoying gardening, so more space for that would be good. We're pretty happy with the size our current indoor space but could downsize a bit. West shore is preferable (work is here) but for the right property at the right price, other locations are options! I am trying to save up for a house so I'd like to avoid spending too much more in rent ($1.5k or less would be great).
We had sort of looked when we first moved to the area in May 2021 but our budget was smaller then and we were searching from several hundred miles away. Since we weren't able to tour anything, it made more sense to go for a corporate apartment.
I'd like to try and give another go at this rent a house idea. The web suggests that rental realtors are a thing and can often help with finding single family houses, but I have no idea if those are common here in central PA or if that's really a city thing. Has anybody had a rental realtor that you'd recommend? Other strategies for finding a house?
Thanks in advance!

2023.02.03 05:51 starwarsfan1979 I was a homeless veteran living in the woods, something has followed me to my new home.

This is an update to a story I posted several month's ago. I had left the military in search of a better life in kansas city. When I first got here I was homeless, I had to sleep in my car for a few week's until my first paycheck came in and I could afford a place to live. In those few week's I encountered a creature stalking the wood's I was forced to park by due to my situation. I even attempted to change my camping site miles away from where I originally encountered the creature. It didn't help.
Night after night, that thing would find me. It would lightly tap on my window to try to get my attention, it knew I was aware of it at this point. I never dared look back at it, seeing that hideous grin once in my life was more than enough. It felt like every night got worse. It stopped lightly tapping my glass and started scratching at it, maniacally, desperately, so much so sleep was impossible. I hadn't been able to sleep in days in fact, my mental health was beginning to be affected to a point I thought about finally confronting that bastard one night. I had thought of it all day, I'd stay awake and wait for it, maybe run over it with my car, doing something was better than the nightly torture it put me through.
So I waited...and waited, hour's went by until I passed out due to sheer exhaustion. Just when I thought I could finally get some semblance of rest that night, my car began to violently shake. I thought it was an earth quake until I ripped the sheet from my face and saw that the thing had grabbed the back of my car and was shaking it side to side. I never imagined this thing could be so strong. Then I came to a terrible realization, upon seeing the crazed look on it's face, I realized it was salivating, it wasn't trying to scare me anymore, it was trying to get in.
In a dazed panic, I jumped over my driver's seat and attempted to start my car engine. It felt like an eternity but I was able force my key in the ignition, only to have my car stall. I look back and see that the trunk door is ready to come off it's hinges, I was moments away from certain death as a pair of headlights come into view. As the vehicle The creature drops my car and seemingly vanishes. I keep trying to start my engine and begin worrying the thing mightve sabotaged it so it's meal wouldn't squirm away.
the vehicle that was approaching us had parked a few feet in front of my car and a man came out pointing a flashlight at my direction.
"Sir, get back in your vehicle!" I cracked my window down slightly to try and warn the stranger. "There’s something out here, get back in the car and--" before the man could get the confused look off his face, a burst of red mist came out of some part of his body. The bright light emitted from his flashlight turned to a bright red hue for a few seconds, he could only scream as that thing was on him, ripping chunks of flesh with those razor Sharp claws.
I panicked and tried to desperately turn my car engine on, trying to ignore the horrendous carnage in front of me. Miraculously, my car roared on and my headlights immediately activated. There was nothing left of the poor bastard that pulled over only minutes ago, there was only a pile of minced meat and snapped bones where I last saw that thing ripping into him. Before I could register the thought of where that thing ran off to, it slammed against the side of my driver seat window. It only stared at me for maybe five seconds before it licked the window that was between us. I stepped as hard as I could on the gas and got out of there like a bat out of hell. I drove for hour's trying to put as much distance between that thing and me until my car was running low on gas.
I stopped next to a gas station to try and catch my breath after such a traumatic night when I got a notification on my phone. It was a message from my bank alerting me my paycheck had just become available.
It has been several month's since that terrible night, I was able to rent a nice house and rescue a dog that I named Sam. I moved far away from the area that creature appears to had claimed as it's domain and thing's have been very peaceful until recently...Sam has been nervous at night and I can sometimes hear something scratching at the walls and a slight tapping at my windows...

2023.02.03 05:44 SquigwardTennisballs A letter to those born from 1954 to 1970 (late boomers, early x)

Wrote a satirical letter to our parents' generation.
I would like for the reader to imagine: a world where a young adult owns a home, has a family, two cars, and lives off one income. Worries remain in the world as usual, but things are simple overall. I’ve got to be joking, right? It’s almost as if I took you on a time machine to the year 1983. Remember when you could fill your tank with this thing called a 10 and a 5? Well, adjust for inflation, 2023 style, and that much today could barely get you a decent haircut. What a time to be bald. Thanks a lot, Gen X.
Not only did you acquire your first house during a time when everything wasn’t bat shit expensive, making it relatively easy to purchase one at age 24. Nope. You birth us into an ever-changing world, where, right at the perfect time, prices of basically everything are so sky high, heaven above can feel the effect. On top of that, you get to reap the benefits of a soon-to-be good retirement plan, and leave us with the expensive, constantly updating technology we can’t live without, an education that costs the same as a new Beamer, and last but not least, a world where $30 can’t even fill up your damn tank. And don’t forget to ridicule us about the tendencies of our generation and the world we’re finally entering, because it’s not like you created it for us or anything.
The price of housing has spiked about 15 per cent in the last year alone, rendering the option to rent the best thing for a broke young student recently graduated. I’m not saying my age group consists of humans always motivated to stay positive or anything. I know that you guys had it hard too. Just as you were about to enter your adolescence, you had to face an awful lot of mullets, hairspray, and Whitney Houston.
The technology boom has been a big one. News flash: The victims of addiction on social media sites are all younger than 30! Most of the Gen X’ers I overhear to ridicule the young generation for their technology addiction are completely right. They go off on a tangent, similar to this one, as they keep half their face engaged in a Facebook argument and don’t listen to half of what you just told them, but they’re definitely right in the sense that the millennials and early Gen Z population are totally messed up and completely unable to hold a conversation! They’re still learning how to copy and paste, which is okay because this technology has only been around for over half of their lives.
I propose that, somehow, this world becomes a little less expensive and less stressful to live in. Or at least, the quantity in our paychecks increases. I understand that it’s a fairly unrealistic desire. I didn’t intentionally do anything wrong. I’m just riding the waves in an ocean full of broke college students. I do realize that for you, things are expensive too. You pay the same amount for gas, the same amount for your cell phone (even though you use that God-awful big text where two words take up the entire screen) and the same amount for subscription services. The difference between our situations lies within the relatively inexpensive truth of your past. And of course, the fact that you’re quite a ways more established than most of us. Today, we truly are a Mad World.
The thought of fairly inexpensive gadgets could be placed in the same category as a dream. The dream feels nice, and almost as nice as the American dream you were brought up into. Thanks for the debt, we appreciate it.
Signed, 1990-2002. (late y, early z)

2023.02.03 05:43 whoa_eric is the 10th gen really worth the hype? looking to eventually trade in my 2015 lx that i don’t really like

so i have a 2015 civic lx, which is my first car. the only thing i like about my car is the amazing fuel economy and the fact is has bluetooth.
the car market was crap with pricing and even inventory and i originally wanted a 10th gen and above civic but those were impossible to come by in my area and dealers that did had them sold asap. but i needed a car as my moms spare car i was using had a bunch of problems and i had a decent down saved.
long story short i brought a 15 civic lx from a nissan dealer. the car has a few issues like a faint grinding noise when i accelerate, the brakes still squeak after i got them changed, and when it comes to passing and merging on the interstate i have to really step on the gas to go anywhere. i also wish i had the features like i wanted like apple carplay, a sunroof, heated seats, blind spot warning, smart key entry, and push button start.
i also overpaid for it sadly with 101k on the dash when i brought it :( i’m happy i have gap so i won’t be married to the loan if the worst was to happen.
as much as i don’t like my civic i’m just gonna keep it for now and save for a down payment so in the next 6 months or even a year so i can trade in my civic for a civic that i actually would want to have!
i never sat in or drove a 10th gen civic, is it worth the hype with the features and performance?

2023.02.03 05:39 Inside-Anything6370 Long distance relation

Hello everyone,
My husband (26M) always wanted to live in Singapore. And I (27F) was ok with that.
I looked for a job there, and I found that my company was indeed looking for a position. So I found a job first.
a) February 2022: Moving to Singapore
I was a bit anxious, it was the first time I was moving so far away from my family and friends, to a country where I knew absolutely nobody. And I loved my job in Paris. But my husband was delighted with the opportunity and pushed me to go, saying he would join me in 6 months (he had to finish a course for his Masters and do an internship in London).
I moved . I signed a two-year contract, renewable, and left with our cat. I signed a two-year lease in a flat that could directly accommodate my husband and me, I took out a wifi subscription, electricity, etc. I rent a two-bedroom flat because he wanted to transform the smallest room into an office.
The 6 months without him were much more difficult for him than for me. I guess it's normal, I was the one who moved to a new city, and he was the one who had to stay in Paris (our hometown). Even though I was petrified in the beginning, I met incredibles friends, I started to enjoy work, which made everything a little easier.
In the end, he couldn't get his internship in London because of a VISA problem (he has Russian nationality and the application was made just after the war started).
So he is without an internship, available earlier to join me, but the Singaporean visa (a dependant pass) took too much time (in total it took 2 months instead of the standard 3 weeks). He was devastated. So I told him to come in Malaysia and wait there (as a Russian citizen he can stay there for a month without a visa). I came to visit him frequently.
b) September 2022 - My husband's move to Singapore
Finally, he manages to come and join me . He had been actively looking for a job since I had left, but had not been able to find one. He works in finance, and with the little experience he had I understood that banks prefer to hire a local rather than an expatriate.
Besides that, he was found to have a herniated cervical disc, preventing him from playing sports, going for long walks or even sitting for too long.
He lost his father just before I left France and is now an orphan. He lost his mother very young.
Finally, the story with FTX, he loses several thousand euros.
2022 was a BAD year.
In short, these 3 months spent with me were hard for him, and obviously for me too because I didn't know what to do to help him.
He was often in a bad mood, with no enthusiasm or desire to discover the city. Since I was working, I could only see him at weekends, and he often slept until 12/14pm.
In short, it was complicated.
For all these reasons, he explained to me that he had to find a job, he needed to feel useful.
He left in November 2022. And since I rent a two-bedroom flat, I sublet the room to a friend until July 6. This gives me some company and it helps with the crazy rent price.
c) November 2022
Do you remember his internship in London? They offered him an interview for a permanent contract.
At the same time, he applied to a company in Paris (which has a subsidiary in Singapore). He got the job, and started in December 2022 in Paris. He told me he was feeling a little better, that it was good for him to put on a suit, to work, to keep his mind busy.
d) December 2022
I come to see him for the holidays.
I'm a bit ashamed to suggest this to him, but I'll go ahead anyway, what if instead of going to work in London you stay in Paris and ask to be transferred to Singapore? I was surprised he didn't consider it, after all he was the one who wanted to live in Singapore.
But he explained to me that working in London would give him better job opportunities, a better career and a better salary. And that the work is more interesting in London than in Paris. So he signed the contract for London and has to wait for the work visa to come back. While waiting for this VISA, he remains working in Paris.
In addition, his herniated disc seems to be causing him less pain.
e) January 2023
I return to Singapore from France on 10 January 2023. He got the VISA back a few days later. I have rarely seen him so happy, he was dreaming of working in this company.
He left Paris for London on 13 January. He moved into a room he had rented.
And then it was a catastrophe. He realises that he made a mistake, that he should never have left the Paris branch, that he should have joined me, that he loves me enormously and that he can't live without me, that the career he's building in London and the money he's making mean nothing to him if I'm not with him to share it.
Honestly it scared me, because it was sudden. I got worried and took a plan to London on the 20th of January to spend the weekend with him, to reassure him and I came back on the 24th of January.
He tells me that he is ready to leave everything to come back to live with me in Singapore, that he was unhappy when he was in Singapore because of his health and work problems, but that he is much more unhappy without me, that he was not ready to go anywhere alone, that he did not realised it before.
I think he's in the middle of a depression. I'm trying, but struggling, to convince him to see a psychiatrist.
He asks me to either drop everything and come back early, and if I want to finish my mission, that he can drop everything and come to join me here in Singapore, and that he would wait for me until my mission ends in February 2024.
Now I am in the opposite situation where I tell him that it is not reasonable.
Firstly, there is only one year left. I will join him as soon as I finish my contract. Also, I asked my manager to telework from London, he gave me 3 times 2 weeks in a year (+ I have 15 days off).
Secondly, he was dreaming of this job, it's a prestigious position and extremely well paid, in the current world economy I think we should be grateful to be able to have this kind of position.
And thirdly, I think we'd be happy for a few weeks if he came here, but in a few months or years I'm afraid he'll regret the decision he's made and subconsciously resent me. After all we already tried this scenario the last summer, and it was still quite difficult.
I sent an email to my hierarchy to ask them if I could be transferred in February 2024, and at the same time I am applying for other positions on LinkedIn. But obviously, since it's only been three weeks, I haven't had any feedback yet.
At the moment it's very hard, I'm trying to absorb his anxiety and fears, I'm trying to reassure him, but I'm exhausted, I cry for nothing, I can't concentrate on my work and I wonder what I could do.
He does not understand why I'm so loyal to my job since he is ready to drop everything, knowing he would not find a job here, and I'm not ready to do that, and that I should reconsider my priorities in life.
I'm not sure what I am expecting from this post, I guess I needed to vent.

2023.02.03 05:33 NecessaryMistake9754 New Hampshire will be the biggest bubble of all time

New Hampshire will be the biggest bubble of all time
TLDR: New Hampshire prices have gone up to an insane level (NYC prices). With WFH ending or getting laid off, prices will not be sustained. Also, cost of living in NH is extremely high and people can't even afford to pay for electricity there. Lastly, redfin is showing there are 100% more people looking to move out of NH than to move in. All changes point to a significant downturn.
not sure if people are aware of what is going on in this small new england state. prices have literally gone up easily 100% anywhere. and i can assure you, some places in the middle of nowhere in NH are selling for NYC prices. with the WFH crowd being called back or getting fired, I bet the current price level could not sustain. Also, many of the homeowners are trying to catch the last wind, so I suspect there would be so much inventory going to the market this spring.
also, people really underestimate the cost of living in New Hampshire. despite having no income tax, their property tax is insane (easily north of $10k/$20k a year). And mind you, with the cold weather there, utilities could easily run up to $1k for a 1,000 sq ft house. Eversource (their electricity supplier) just raised their rate by 100% (yes 100%). just scrolled through nextdoor in some NH neighborhoods and you will see all the moms and aunties complaining about living in the cold because they can't afford to pay for electricity there.
Example: condo for north of $1M dollar (it's a condo!! not even a house or townhome). Who will actually buy this?
Also, looking at Redfin Migration trend, between Oct to Dec 2022, the number of people looking to move out of Manchester, NH (the biggest city in NH) out-numbered by close to 100%. 9552 people are looking to leave as opposed to only 5074 people looking to move in. if that's not a sign of a significant market downturn, I don't know what is.

2023.02.03 05:24 isthis_theinternet Need car for long commute, reliable, good mpg, and considered safe enough for toddler under 20k

Typical commute is 60 miles/day on highway, plus around 20miles/day in city 6 days a week. Looking for something reliable, comfortable, and good-great mpg under 20k. I know with the current crazy used car market my options are limited with the budget, but I would like a car that has some safety features so I can feel comfortable also driving my toddler while probably driving something older that would fit into my price range (ex. parking sensors, blind spot monitoring, etc). Thanks!

2023.02.03 05:13 ToothGlass4486 can i refund a buyer and cancel the order because they have been stalking me?

okay so story time. there's been this person in real life who's been stalking me across multiple media platforms for the last few years. our mutual friends have noticed that they started to decorate their room with similar items in my room, and also they started dressing similarly to my usual styles, even bought the same car that i have. i have blocked them on every social media and basically tried my best to forget about this person for the last couple years and just live my life.
fast-forward to today, i just sold a vintage sweater 1 hour after listing it on depop, the buyer looked like a brand new account with no buy/sell history, no followers and no likes. i saw that their shipping address was in the same city as my stalker and got a bad gut feeling, so i asked our mutual friend if they knew this person. he told me he doesn't recognize the name but he looked that name up, turns out the person with the name on the address and my stalker follow each other on both Facebook and Instagram. so i got more suspicious. then we looked up the buyers address on Google street view and we could see the same model of my car parked right outside the building lmao. im now 100% convinced that this is my stalker either trying to buy my sweater through someone else they live with, or they made a fake account pretending to be someone else. either way it makes me feel really grossed out
so the question is... could i just refund the buyer and not give an explanation before relisting the sweater for sale, without getting trouble with depop? i had never refused to sell anything to anyone as long as they agreed to my price and i feel wrong to do this, but i really don't feel comfortable selling them this sweater given their history of being weird & obsessive.
any advice would be appreciated, thanks!
update: so uhhhh we just found my stalker's main depop account and apparently less than 2 weeks ago another seller left them a negative feedback saying they were harassing them for a sweater from 2 different accounts..... guess which sweater it was?? same sweater as the one i just sold!!!! ahhhh this is getting WEIRD

2023.02.03 04:47 WhoGentoo Looking for next cash back card?

Upcoming expenses/travels Now: $9000 chargeable to card, looking for nice SUB (Chase Ink Business Cash?) 2nd half of 2023: $3,000 travel, 2-3k moving/furnishing expenses (will revisit in May but looking for ideas for another SUB)
Of Note: I’m in the medical field currently with $200k+ in federal student loans; Not sure if this would affect my credit card prospect since I’ll add another $50k/July2023 + $100k/2024 and that would alter my debt/credit ratio? Utilize 4-16% of credit most of the time, I pay the entire balance every month, never late on payments, 45k total credit line between 6 credit cards. Thank you in advance for any advice/recommendations!
CATEGORIES * * OK with category-specific cards?: Yes * * OK with rotating category cards?: Yes but lower priority as my spending isn’t consistent from year to year or even quartequarter * * Estimate average monthly spend in the categories below. Only include what you can pay by credit card. * * Dining $: 200 * * Groceries $: 560 * * Gas $: Costco, 150 * * Travel $: 604/mo * * Do you plan on using this card abroad for a significant length of time (study abroad, digital nomad, expat, extended travel)?: Yes, 0FTF preferred * * Any other categories (examples: phone/internet, insurance) or stores (example: Amazon) with significant, regular credit card spend (the more you specify, the better): $1,000/mo shopping (mostly Amazon), $100 phone/internet * * Any other significant, regular credit card spend you didn't include above?: $575 food delivery (UberEats in 2022 due to location availability; have used Seamless, GrubHub etc. prev years) MEMBERSHIPS & SUBSCRIPTIONS * * Amazon Prime?: Yes * * Costco membership Yes * * No streaming services * * Current member of Chase, US Bank or any other big bank?: No * * Open to Business Cards Yes
Considering Chase Ink Business Cash for SUB Looking to maximize Cash Back esp Groceries & Food Delivery looking at SavoOne, Amazon? Also have a Citi Simplicity looking to product change to something (SavorOne maybe?) I already have Global Entry but will need to renew 2024 Have Shoprunner benefits from another card Never tried points/travel rewards. Been researching last couple weeks and it seems complicated since my schedule is erratic at this point and less flexibility?
